More apartments than in August, but a different picture compared with June
For 2-room apartments, the number of observed properties changed by +10.7% compared with August 2026, while for 3-room apartments the change was +3.4%. Thus, the month-on-month increase covered both segments, but the comparison with June distinguishes them: only the number of 2-room apartments was above its level then.
This distinction matters when reviewing listings. The higher number of observed 2-room apartments goes hand in hand with an almost unchanged price level compared with June. For 3-room apartments, the September increase compared with August does not erase the difference from June. The data point to separate movements by property type, rather than a common direction for all properties in the neighbourhood.
Similar prices per square metre, different total budgets
The typical asking price—the median of observed asking prices—for 2-room apartments was €1,192 per sq m, while the guide price for the entire property was €83,899. For 3-room apartments, the corresponding figures were €1,168 per sq m and €128,400. The lower price per sq m for 3-room apartments goes together with a higher total budget for the property.
The range covering the middle 80% of asking prices was from €971 per sq m to €1,571 per sq m for 2-room apartments. For 3-room apartments, the bounds were €932 per sq m and €1,376 per sq m. The ranges overlap, so the segment’s typical level is a reference point, but does not capture the full range of price differences between individual listings.
For both apartment types, the price per sq m was at the August 2026 level. Compared with June, the difference was +0.1% for 2-room apartments and +1.2% for 3-room apartments. The more visible movement for 2-room apartments was therefore in the number of observed properties, not in the typical price.
