Why we built imotesa.bg

Searching for a property today is confusing, slow and far too noisy. Buried in listings, scattered information and complex filters, people lose hours comparing, checking and trying to read the market on their own. The same home often turns up on several sites under different listings, and its real market value is rarely clear from the listing itself.

imotesa.bg was conceived as a next-generation property search platform for Bulgaria — one that understands natural language, clears out the noise of duplicate listings, and turns raw data into a clear market analysis, as naturally as talking to a person.

What makes imotesa.bg different

With the help of artificial intelligence, the platform doesn't just show listings — it helps you understand them better:

• Natural-language search — type freely what you're looking for (for example "two-bedroom near a park in Mladost under €75,000") and the AI assistant turns the sentence into concrete filters.
• No duplicate listings — the same listing posted by different agents and portals is merged into a single property, instead of you scrolling past the same home ten times.
• Market and investment signals — price distributions, median and €/sqm by neighbourhood, price history, expected rental yield and neighbourhood rankings show whether a listing is actually a good deal.
• AI enrichment — AI analyses every listing, fills in missing details, scores its quality and summarises what matters most about the property.
• Market statistics and trends — real data on average prices, market movement and a breakdown by property type and room count, updated daily.

Artificial intelligence as the foundation

AI has been a core part of imotesa.bg from the very idea — from the initial concept, through refining the business logic, to the implementation itself. The goal is to create a smarter, clearer and more useful way to navigate the property market.

imotesa.bg is positioned as the first platform of its kind in the Balkans to put AI at the centre of property search.

Our methodology

The data in imotesa.bg is collected automatically from publicly available property listings in Bulgaria. The process includes:

• Aggregation — daily crawling and indexing of listings from leading property platforms.
• Duplicate detection — we compare listings' photos and key characteristics (location, size, floor, year built, price) to determine when different postings actually represent the same property, and merge them into a single record.
• AI classification — automatic recognition of property type, features and location, plus generation of a structured description (pros, cons, exposure, layout).
• Market valuation — comparison with active listings in the same area, type and price range, to calculate the listing's real position relative to the market.
• Statistics — aggregated historical data by neighbourhood, property type and room count.

We don't publish property listings ourselves — imotesa.bg is an analytics platform that helps users make an informed choice, not a brokerage.

Who is behind imotesa.bg

The platform was created by Mario Paunov — MSc in Marketing, software engineer, architect and consultant with over 15 years of experience across several industries — to solve the frustrations people run into when searching for property in Bulgaria.

He carries editorial responsibility for the market analysis published on the site. The texts themselves are produced with automated tooling over our own data; the calculation rules are described on the Methodology page.

Data freshness

The database is updated several times a day. Market statistics reflect the active listings as of the last update. The approximate last-updated date is shown on the statistics page.
