For three-room apartments, the benchmarks are €1,299/sq m and €144,400. The lower price per square metre for three-room apartments goes hand in hand with a higher budget for the whole property.

The sale price range for two-room apartments is from €1,148/sq m to €2,100/sq m, while for three-room apartments it is from €1,030/sq m to €1,800/sq m. The differences within each segment show why the typical figure is a reference point, not a single price for all listings.

In both segments, rents have risen more than the sale price benchmark over the same period.
