Fewer observed rental properties

There were 35 observed one-room rental properties and 109 three-room properties. Compared with August 2026, the changes were -10.3% and -11.4%, respectively. The decline therefore covered both the largest rental segment—two-room properties—and the other two observed property types.

The number was also lower than in June 2026: the difference was -16.7% for one-room properties, -8.6% for two-room properties and -10.7% for three-room properties. September’s figures were below those of both comparison months.

Typical rents, however, changed little compared with August. One-room properties remained at 300 €/month and two-room properties at 430 €/month, with no clear change. For three-room properties, the level was 513 €/month, a difference of +0.5%. Compared with June, one-room properties again showed no clear change, while two-room properties were up 5.1% and three-room properties up 2.6%.

The ranges here and below mark the boundaries of the central 80% of observed asking prices. The rental range was 235 €/month to 400 €/month for one-room properties, 350 €/month to 550 €/month for two-room properties, and 400 €/month to 705 €/month for three-room properties. They provide context for a specific listing beyond the typical figure for the corresponding number of rooms.

Buying: similar prices per sq m, different total budgets

Two-room and three-room properties have similar typical asking prices per sq m: 1,583 €/sq m and 1,563 €/sq m, respectively. Their total budgets, however, differ—€106,000 for a two-room property and €156,599 for a three-room property. Similar prices per sq m therefore do not mean a similar cost for the entire property.

For one-room properties, it was +3.1%, with a current typical level of 1,380 €/sq m—another reason to consider sales trends by property type.
