Different growth across apartment types
The comparison with June shows varying strength in price increases. After one-room apartments come two-room apartments with +4.4%, four-room apartments with +3.2%, and three-room apartments with +1.8%. Thus, the overall upward trend for apartments does not erase the differences between the individual segments.
Compared with August 2026, the biggest change is in two-room apartments — +2.1%. For one-room apartments it is +1.0%, and for three-room apartments — +0.3%. Four-room apartments remain at the August level, although they are more expensive than in June. The two periods therefore highlight different segments: one-room apartments in the longer comparison and two-room apartments in the monthly one.
Two-room apartments have the highest typical asking price per sq m among apartments — €1,650/sq m, compared with €1,598/sq m for three-room apartments. However, the budget for the entire property is higher for three-room apartments: €170,000 versus €109,000 for two-room apartments. The price per unit area and the total asking price provide different benchmarks when comparing these two segments.

Budgets and price ranges
For two-room apartments, the range is from €1,201/sq m to €2,308/sq m. These boundaries cover the middle 80% of observed asking prices. For three-room apartments, the range is from €1,202/sq m to €2,240/sq m. The close boundaries show that offers from both segments can fall within similar price levels per sq m, even though the typical budgets for the entire property differ.
For a one-room apartment, the typical asking price is €70,000, and the range per sq m is from €1,222/sq m to €2,366/sq m. For four-room apartments, the benchmark for the entire property reaches €268,000. This distinction is important for buyers: a higher total budget does not automatically put a given apartment type at the top in terms of price per sq m.
Observed properties change unevenly
Two-room apartments are the most numerous observed segment among apartments — 739 properties. Compared with August, their number changed by -0.1%, while for one-room apartments, with 246 observed properties, the change is -6.8%. For three-room apartments, 309 properties were observed, with a change of -2.2%.
Four-room apartments stand out with an increase in observed number: +23.1% compared with June and +2.1% compared with August. However, the segment remains the smallest among apartments — 48 properties. Thus, the largest percentage increase in number is in the segment with the fewest observed properties, not in the most numerous two-room apartments.
Houses are below the levels of June and August
For houses, the typical asking price is €1,872/sq m, and the change is -1.0% compared with both June and August. The typical price for the entire property is €402,500, with a range from €747/sq m to €3,050/sq m.
In September, 184 houses were observed. Compared with June, their number is up by +0.5%, while compared with August, the difference is -3.2%. Houses combine a lower typical price per sq m compared with the two earlier months with a different direction of change in number depending on the period chosen.

The September picture in Sozopol separates apartments and houses: the former are above the price levels from June, while the latter are below them. Two-room apartments combine the highest typical price per sq m among apartments with the most observed properties. However, the strongest price increase compared with June is in one-room apartments — +5.6% to €1,558/sq m.
