Typical prices by property type in Sozopol
Similar price per sq m, different budgets
One-room and four-room apartments have almost the same typical asking price per sq m—1,552 €/sq m and 1,551 €/sq m, respectively. The budget for the property as a whole, however, is quite different: the typical asking price is 69,900 € for a one-room apartment and 267,000 € for a four-room apartment. The similarity in price per sq m does not carry over to the total purchase price.
Two-room apartments have the highest typical price per sq m among the apartment types considered—1,655 €/sq m—with a typical price of 110,000 € for the property as a whole. For three-room apartments, the price per sq m is lower, at 1,608 €/sq m, but the typical total asking price is 170,500 €.
The price range for two-room apartments is from 1,211 €/sq m to 2,307 €/sq m. The ranges shown cover the middle 80% of observed asking prices. For four-room apartments, the bounds are 1,191 €/sq m and 2,656 €/sq m. Thus, similar typical levels for some apartment types coexist with different upper bounds for asking prices.
For houses, the typical asking price for the property as a whole is 420,000 €, and the price-per-sq-m range is from 790 €/sq m to 3,056 €/sq m. This wide range makes the typical figure just one of the reference points when comparing specific listings.
Observed properties increase for some types, but not all
Two-room apartments had the most observed properties during the month, at 756, followed by three-room apartments at 324 and one-room apartments at 252. Compared with September, their numbers rose by 2.3%, 4.9% and 2.4%, respectively. This increase was accompanied by small changes in typical prices per sq m.
There were 46 observed four-room apartments, 4.2% fewer than in September. For houses, the number was 179 properties, down by 2.7%. Houses were the only type to combine fewer observed properties with a higher typical asking price per sq m during the month.
