Observed rental apartments increase in every segment in Ruse in October 2026

The budget for the typical asking rent of a two-room apartment in Ruse in October 2026 is 350 €/month. “Typical” means the median of observed asking prices. In this segment, 227 rental properties were observed — 11.3% more than in September. The increase also covers the other three types of apartments: in each, the number is higher both compared with last month and compared to 3 months ago.

The largest month-on-month percentage increase among apartments is for four-room apartments — 31.3%, with 21 observed properties. The number of three-room apartments reaches 157 properties, an increase of 9.8%, while there are 126 one-room apartments, 2.4% more than in September. Thus, the strongest percentage increase is in the segment with the smallest observed number.

Compared to 3 months ago, observed rental properties increased by 2.4% for one-room apartments, 6.6% for two-room apartments, 11.3% for three-room apartments and 23.5% for four-room apartments.

The increase in observed properties is not accompanied by a uniform movement in rents. Compared with September, the typical asking rent for two-room apartments decreased by 2.0%. Their range is from 250 €/month to 500 €/month. The stated ranges mark the boundaries of the central 80% of observed asking prices.

For one-room apartments, the typical rent reaches 290 €/month, up 11.5% compared with September, with a range from 200 €/month to 450 €/month. Three-room apartments hold at 450 €/month, while four-room apartments remain at 500 €/month. Their ranges are from 340 €/month to 712 €/month and from 354 €/month to 850 €/month, respectively. The overlap shows that listings in different segments can fall within similar monthly budgets.

Compared to 3 months ago, the typical rent for one-room apartments is 16.0% higher. For the other apartments, it is lower: by 2.8% for two-room apartments, 3.2% for three-room apartments and 9.1% for four-room apartments.

The typical asking price for an entire two-room apartment is 96,500 €, and for a three-room apartment — 148,500 €. Prices per sq m are 1,500 €/sq m and 1,542 €/sq m, respectively. For four-room apartments, the budget for the entire property is higher — 159,000 €, despite the lower typical price of 1,389 €/sq m.

Compared with September, the typical asking price per sq m increased by 4.2% for two-room apartments and by 2.7% for three-room apartments. For two-room apartments, the sale price per sq m and monthly rent move in opposite directions, while for three-room apartments, the increase in sale prices coincides with rent showing no marked change.

The asking-price range for two-room apartments is from 1,081 €/sq m to 2,062 €/sq m, and for three-room apartments — from 1,034 €/sq m to 2,250 €/sq m. Similar typical prices per sq m coexist with a wider range for three-room apartments and a significantly different budget for the entire property.

There are 612 observed two-room apartments for sale, 6.4% more than in September. For three-room apartments, there are 717 properties, an increase of 2.9%. Compared to 3 months ago, however, the number of two-room apartments is 19.3% higher, while that of three-room apartments is 0.8% lower.

For houses, the typical asking price is 65,000 € for the entire property and 965 €/sq m. The price per sq m increased by 4.0% compared with September and by 6.7% compared to 3 months ago. There were 372 observed properties for sale.

There were 21 observed houses for rent — with no marked change compared with September, while the typical rent decreased by 20.0% to 400 €/month. The range is from 230 €/month to 1,200 €/month.

For parking spaces, the typical asking price for the entire property is 24,000 €, and the typical rent is 100 €/month. There were 219 observed properties for sale and 119 for rent.

Observed rental apartments increased across all segments, but their rents did not follow an overall direction. For two-room apartments, the sale price per sq m is rising, while the typical rent is decreasing to 350 €/month. The largest month-on-month percentage increase in observed rental apartments is for four-room apartments — 31.3%, to 21 properties.
