Thus, the change in observed supply varies by apartment type, rather than being the same across all segments.
More three-room apartments compared with June, but fewer than in August
For two-room rentals, 204 properties were observed, and for four-room apartments — 16 properties. Compared with June 2026, the differences are -2.4% and +14.3%, respectively. The number for four-room apartments remains important context for the percentage change: the observation covers significantly fewer properties than for the other apartment types.
The comparison with August 2026 adds another nuance. Observed three-room rentals are -5.9%, despite the higher number compared with June. For one-room apartments, the monthly difference is -10.2%, while two-room apartments are +1.5%, and four-room apartments — +14.3%. In this comparison as well, there is no uniform direction between the segments.
Rents do not follow property numbers uniformly
The typical asking rent — the median of observed asking prices — for three-room apartments is €450/month. This is -2.2% compared with both June and August 2026. The range from €350/month to €720/month outlines the boundaries of the central 80% of asking prices. This provides a fuller reference for comparing a specific offer to the typical level on its own.
For two-room apartments, the typical rent is €357/month, with a range from €252/month to €488/month. Compared with June 2026, the rent is +2.0%, but compared with August, the difference is -0.8%. Thus, the lower observed number compared with June is combined with a higher typical rent.
One-room apartments have a reference point of €260/month and +4.0% compared with both months. For four-room apartments, the typical rent is €500/month: +4.2% compared with June and at the same level as August. The differences between apartment types affect both the monthly budget and the number of observed properties.

Sales: more small apartments, prices move differently
For one-room apartments for sale, 196 properties were observed, and for two-room apartments — 575 properties. Compared with June 2026, their numbers are +23.3% and +14.3%, respectively. However, typical asking prices per sq m move differently: for one-room apartments, the change is +6.2%, and for two-room apartments — -1.2%.
The current reference for a one-room apartment is €1,472/sq m and €64,500 for the entire property. For two-room apartments, the typical levels are €1,439/sq m and €92,950, with a price range from €1,076/sq m to €2,026/sq m. Compared with August 2026, the price per sq m in both segments is -0.2%.
Three-room apartments have the highest typical asking price per sq m among the four types: €1,502/sq m, with €147,500 for the entire property. The range is from €1,034/sq m to €2,229/sq m, and 697 properties were observed. For four-room apartments, the price per sq m is lower — €1,392/sq m, but the typical budget for the entire property is higher: €163,000. The two price references provide different perspectives when comparing the segments.
Houses and parking spaces
For houses for sale, the typical asking levels are €928/sq m and €62,500 for the entire property, with 376 properties observed. Compared with June 2026, the price per sq m is +2.8%, and the number of properties — -1.6%.
For rentals, 21 houses were observed, with a typical rent of €500/month and a range from €230/month to €1,200/month. The rent is +19.0% compared with August, but -17.7% compared with June 2026. The number of houses is unchanged compared with August and +31.3% compared with June.
For parking spaces, the typical asking sale price is €24,500 with 213 properties observed. The rental reference is €95/month with 133 properties.

What distinguishes September
The observed rental apartments change in different directions compared with June, while for sales, more one-room and two-room apartments are not accompanied by uniform price movement. The clearest contrast in rents is for three-room apartments: 143 observed properties, +15.3% compared with June 2026, with a typical rent of €450/month and a change of -2.2%.
