The data clearly shows that during this period, sellers who chose to lower their price predominated over those who raised it.
At the same time, 460 listings had an increased asking price, making reductions the dominant direction of adjustments during the month. These figures reflect seller behavior in real time, not final transaction prices.
How many listings reduced their price in July
A total of 1017 active apartment listings in Sofia reduced their asking price in July 2026. This represents 4% of all active listings during this period. The number of actual reductions is 1237, as some properties lowered their price more than once. The share of sellers who have reduced their price at least twice over the past year is 32% — meaning nearly one-third of those who reduced prices in July had previously adjusted downward as well.
Among listings that made a reduction, an average of 33 days passed from the first published price to the first reduction. This indicates that many sellers choose to adjust their price relatively quickly after listing if they do not see expected interest.
What is the typical size of a reduction
The typical reduction — the value below which half of all reductions fall and above which lies the other half (the median) — for July is -4.1% or -10,000 €. This means half of all reductions were smaller and half were larger than this amount.
The distribution of reductions shows that 35.1% were between 1% and 3%, 24.3% between 3% and 5%, and 27.1% between 5% and 10%. More significant reductions exceeding 10% from the previous price accounted for 13.6% of all cases. This variety reflects different seller strategies — from small symbolic cuts to more decisive steps to attract buyers.
Which districts had the most frequent reductions
Data from the last three months shows that the highest share of listings with reduced prices was in Druzhba 2 (10%), Oborishte (9.5%), and Banishora (9%). In Center, 8.8% of listings lowered their price, while Lozenets saw an 8% share. In Malinova Dolina and Vitosha, fewer listings reduced prices but typical reductions there were larger — respectively -4.5% and -5.3%. In Druzhba 2, typical reduction reached -5.8%, among the highest for Sofia. These differences between districts reflect both local market characteristics and varying seller responses to demand.

This is an increase of +2 percentage points compared to the previous month. For comparison, the national share for July is 68.3%, meaning Sofia leads national trends regarding share of reductions among price changes.
This dynamic shows that recently a growing portion of active price adjustments have been reductions rather than increases.

How do we measure this
All data in this report relates to reductions in published asking prices on active listings rather than negotiated discounts at deal closing. The first recorded price on a listing is not counted as a reduction; changes under 1% are ignored as statistical noise. The twelve-month series shows reduction shares among all asking-price changes allowing fair comparison across months regardless of number of observed listings. District data covers last three months to ensure sufficiently large samples per area.
