Price Reductions: Burgas, August 2026

In August 2026, 95 apartment listings in Burgas reduced their asking price. This represents 2.7% of all listings that were on the market during the month. The share of reductions among all changes in asking prices is 67.8%.

Besides reductions, there were also 48 cases in August where sellers increased their asking price. This shows that during the month, reductions predominated over increases.

A total of 95 apartment listings in Burgas reduced their asking price in August 2026. This corresponds to 2.7% of all listings that were on the market during this month. The number of recorded reductions is 101, meaning some listings reduced their price more than once. The share of sellers who have reduced their price at least twice over the past year is 32.6%.

Among listings that reduced their price, the typical time until the first reduction is 55 days.

The typical reduction — the value below which half of the reductions fall and above which lies the other half (the median) — is -4.5%, equal to €8,000. This means half of the reductions were smaller than this percentage and half were larger. The distribution shows that 26.7% of reductions were between 1% and 3%, another 26.7% between 3% and 5%, 36.6% between 5% and 10%, and 9.9% exceeded a reduction of more than 10%. These percentages are calculated relative to the price immediately before each reduction.

Over the last three months, Lazur district had the highest share of listings with reduced asking prices, where 14.7% lowered their price. In Vazrazhdane this share was 11.2%, and in Sarafovo —9.3%. In Slaveykov and Zornitsa, shares were also significant — respectively at 9.1%. By this measure, Lazur stands out as having most frequent reductions during this period. The largest typical reduction was also recorded in Lazur — -5.2%, while other districts like Vazrazhdane and Zornitsa had smaller typical reductions.

The share of reductions among all changes in apartment asking prices in Burgas fluctuated over the last six months. In March 2026 this share was at 49.2%, then increased through May and June to reach a peak of 72.3% in July. In August 2026 it was at 67.8%, which is -4.5 percentage points lower than July’s figure. For comparison, nationwide this share was at 66.8% in August.
