Smaller numbers, but different price movements
One-room apartments show the largest price change among apartments compared with June 2026: +4.6%, up to €1,601/sq m. There were 201 properties observed, with a change in number of -3.4%. Thus, for two-room apartments, the decrease in number is stronger, while for one-room apartments the increase in typical price is greater.
The same combination of higher price and fewer observed properties is also seen among larger apartments compared with June. For three-room apartments, the price difference is +2.6%, and the change in number is -7.4%. For four-room apartments, the respective figures are +2.2% and -6.3%.
However, the comparison with August 2026 separates the segments. For one-room apartments, the typical price per sq m is +2.0%, and the number of observed properties is -5.2%. For two-room apartments, the changes are +1.9% and -9.0%, respectively. Three-room and four-room apartments remain at the price level of August, with changes in number of -8.3% and -6.3%. Therefore, the smaller observed number is not accompanied by the same monthly price movement.
Price per square metre and property budget
One-room apartments have a higher typical asking price per sq m than four-room apartments — €1,601/sq m versus €1,471/sq m. For the budget for the entire property, the order is reversed: €76,750 for a one-room and €213,750 for a four-room apartment. This is a significant difference when comparing offers: a lower price per sq m does not mean a lower total asking price.
Typical prices by property type in Pomorie
For two-room apartments, the typical asking price for the entire property is €105,960. The price range is from €1,230/sq m to €2,066/sq m; these ranges cover the middle 80% of observed asking prices. The combination of this interval and the median of €1,554/sq m gives a reference point for where a specific offer stands in the segment with the most observed apartments.
For one-room apartments, the range is from €1,346/sq m to €2,004/sq m. For three-room apartments, it is from €1,017/sq m to €2,050/sq m, with a typical price of €1,494/sq m and a budget for the entire property of €150,300. There were 200 three-room apartments observed versus 60 four-room apartments. Thus, larger homes have different total budgets and a different number of observed offers for comparison.
Houses are close to the price level of June
For houses, the typical asking price is €1,698/sq m, and for the entire property — €295,000. The range from €1,025/sq m to €2,444/sq m puts the total budget in the context of significantly varying asking levels.
There were 137 houses observed. Compared with June 2026, the change in number is -4.2%, while the price difference is only +0.3%. In comparison with August, the typical price shows no notable change, and the number is again at a difference of -4.2%.
