In July 2026, the typical price for an apartment in the 16 tracked cities remained unchanged — €1,955 /sq m (the typical price is the value below which half of the market is offered and above which is the other half (the median)). Despite stable pricing levels, active supply saw a significant decline: by month-end there were 49,865 active properties on the market, over 10,000 fewer than in June. The main signal for this period is precisely this combination of stable prices and a sharp reduction in choice for buyers.
This combination makes the market different in July: while prices do not rise, options narrow, which may create a sense of more limited access to suitable properties at the same price level.
National Price Index
imotesa index: 100.0 (base: June 2026 = 100)
The index series starts from June 2026 when measurement methods became comparable over time. Data from January–May 2026 were calculated differently and are not included in this series.
The index is calculated based on data from the 16 tracked cities representing about 72.8% of monitored apartment supply nationwide. The typical price of €1,955 /sq m reflects pricing weighted according to active listings in each city basket; it is not a national median or average across all settlements.
As of July 31, 2026 there were 49,865 active properties on the market — a snapshot showing a significant decline compared to the previous month.
Cities in the Index
Among the 16 tracked cities there are mixed price movements but no major deviations from the national picture. The largest monthly increase was in Pernik (+3.1%), and largest decline was in Dobrich (-1.3%). Sofia remains with highest typical price (€2,578 /sq m), while Dobrich is most affordable (€1,078 /sq m). In most cities changes are within ±1%, confirming overall index stability. This means that price differences between individual markets persist and local factors continue to influence dynamics.

Resorts — a separate market
The resort market basket includes nine settlements and has no separate index. Typical price there is €1,460 /sq m — significantly lower than urban markets. In July there was slight growth in resorts (+0.9%), with some resorts like Sozopol (+2.8%) and Primorsko (+2.7%) showing more noticeable movements. Meanwhile Sveti Vlas and Nesebar saw slight declines. This confirms that resort markets follow their own patterns distinct from urban markets.
The resort sub-index
Change compared to previous period
The typical apartment price across the 16 tracked cities remained unchanged compared to June 2026 — €1,955 /sq m. The most significant change during this period was a drop in active listings: from 60,088 in June to 49,865 in July — a decrease of over 10,000 properties. This is the clearest signal for this period — not prices but property availability on the market changed substantially.
What this means for buyers
Market situation: For buyers in July 2026 this means stable prices but less choice. The reduction in active listings may make finding a suitable property more difficult especially in more sought-after cities. However, lack of price growth provides some predictability regarding purchase costs.
Financing: At a typical nationwide apartment price of €175,684 with a 20% down payment and interest rate of 3.05% over 30 years example monthly installment is €596. In Sofia where prices are highest monthly installment reaches €844 while in Plovdiv it is €445. These are illustrative values that can vary depending on specific loan conditions and chosen property.
What this index does not show
A year-on-year (YoY) comparison is currently unavailable as comparable history for this index remains too short. Data allow analysis only relative to previous month.

Conclusion
July 2026 stood out with stable apartment prices across tracked cities but sharply reduced active listings. This drop in supply at unchanged pricing level is main signal for period meaning more limited choice for buyers without affecting typical price. Market remains stable regarding prices but property availability changed noticeably during this month.
